Subdivision Plans

Dividing land, properly titled


Subdivision is the legal process of dividing a single parcel of land into two or more parcels, with each new parcel receiving its own land title upon completion.

Before new titles can be issued by the Alberta Land Titles Office, all subdivisions must be approved by the local municipality. Envision Geo has extensive experience with subdivisions of varying scope — from simple one- to two-lot splits through to communities completed over many phases, each involving a substantial number of lots.

We can manage your application straight through to registration at Land Titles. Or, if you'd prefer to handle the application yourself, we can prepare the final plan once approval is obtained.

Every plan below is prepared to Alberta Land Titles requirements and, where you'd like, submitted and registered on your behalf.

Subdivision Plans

The legal process of dividing a single parcel into two or more parcels, each receiving its own land title. All subdivisions require municipal approval before Land Titles will issue new titles.

Experience spans simple one- and two-lot subdivisions through multi-phase communities. We can manage the application through to registration, or prepare the final plan once you've obtained approval.

Condominium Plans

A condominium allows for ownership of a unit within a building, or bare land within a parcel, with shared ownership of common property. Existing buildings can be converted to condominium, or a new building registered as one.

We assist with residential, commercial, and industrial condominium projects — conversions, bare land condominiums, commercial and shopping centres, warehouses, townhouses, and multi-level buildings. Envision Geo will survey and prepare your condominium plan, submit the application on your behalf, obtain the documentation required for registration, and register the plan at Land Titles. Documents relating to condominium bylaws, incorporation, and similar matters are handled by your lawyer.

Right of Way Plans

We prepare right of way plans to protect your infrastructure or provide access for roads, pathways, and maintenance. Above-ground cables, overland drainage, subsurface pipes and cables, private driveways, public access — we'll prepare a plan to meet your needs.

Property Line Surveys

If you're looking to build a fence or confirm your property line, Envision Geo will accurately survey and mark it for you.

New Construction Surveys

Layout for new residences and full site layout for commercial buildings — stakeout for excavation, bottom and top of footing pinning, elevation checks, gridline layout, pile layout, and grade beam layout. We also lay out site improvements such as parking lots and utility furniture.

Lot Grading Certificates

We perform an as-built survey to prepare a plan showing existing grades and drainage. This is often required by the municipality for a new development, and can also be used for your own site design and planning.

Consolidation of Titles

If you have two or more adjoining parcels of land on separate titles but want them on one certificate of title, Envision Geo can help you achieve this with a Consolidation Plan or title consolidation, where applicable.

Lease Area Surveys

We survey and prepare a plan showing your leasable area within a building, or a portion of land depending on the situation. Plans can be prepared to your requested parameters or follow BOMA standards.

Strata Surveys

A strata survey defines volumetric space through vertical, horizontal, inclined, and curved planes — independent of physical structures and tied to geodetic elevations. Strata plans are used to separate commercial and residential uses within a property or building, or to prepare a right of way within a building or property.

Municipal approval sits between your development and new land titles. We've worked that process across Alberta on projects from single-lot splits to multi-phase communities.

Every plan above can be prepared as a standalone deliverable or as part of a managed application. Alongside them, we support the wider municipal package:
